The renovation of The Blairs was one of the largest-ever, LEED renovations to an existing property in the USA. It became the first Multi-Family Residential community to receive LEED Gold certification. Located in downtown Silver Spring, this 27-acre mixed-use community currently has 150,000 square feet of office and retail space and 450,000 square feet of mixed-use development. Modeling environmental responsibility, The Blairs participates in recycling programs, uses only Green certified cleaning supplies, uses electric vehicles for leasing and maintenance, offers tenant education programs and encourages residents to live “Green.” The Blairs also offers tenants Lifestyle Programs to educate and energize residents for healthy and carbon-free living.

Polysonics provided LEED acoustical interior design to assure proper STC and IIC ratings, HVAC for low noise, noise and vibration isolation, mechanical systems, and plumbing noise isolation. Special attention was required to assure acoustical separation between the residential and common areas such as lounge areas, lobbies, and pools.
